Ok, My tenant's lease will end end of janaury, and i was wondering if there is some sort of exit documnets that they need to sign or somethig.

I know i have to make a list of all damages (if any) and deduct from deposit and send them a check. I also know they have to hand me the keys, but i was just wondering if there is anything more that needs to be done .. like do i need to have some sort of exit form that we all need to sign?

They wont need to sign anything when they finally submit keys. Your state doesnt require move out inspection where tenant must be present ? if not then the only other thing you didnt list off was taking pics of the units final condition , ALL wear & tear that was normal and every thing that is actual damages. This way if you ever have a tenant challenge you , you have pictures to show a court. Make sure your final disposition is sent at the least via certificate of mailing ( wich is low cost ) or next step up , confirmed mail delivery.
