Zoning questions

What is the name of your state? VA

I've put my two adjoining properties up for sale and a prospective buyer has made an acceptable offer contingent on getting the property re-zoned from R-11 to R-15 and being able to build 15 townhomes on the lots. They want 90 days to study the zoning and, I presume other issues such as site utilities such as water and sewer. The city councilman who represents this part of the city stated that he saw no problems with the rezoning but that that was just his opinion. I know that the entire council has to vote on the issue and there also needs to be public notice with the opportunity to voice objections and so forth.


What I would like to know is the likelyhood of the rezoning passing, assuming no council or citizen objections. I've never had to deal with anything like this before and would appreciate any advice. :D

If your not willing to wait for a zoning change then DONT accept any offers contingent on zoning changes. If a potential buyer has a problem with that TOO bad.

I wasn't asking you to dust off your crystal ball HG, I was asking, obviously too indirectly, how the process of rezoning works.
