lease voided w/auction?

What is the name of your state? mass.

When a rental property is sold or transferred, the tenants lease follows the sale and is honored, right? Then how is it when a rental property is auctioned, the new owner can have the tenant evicted? Rent is paid to date and never had any problems with landlord.
Can i be evicted or must the new owner honor the lease? I can't break the lease without paying, how can they? Also , who is responsible for trash removal? Landlord or tenant?
 


I supposed it would depend on WHY it was auctioned...and by whom.

i do not understand why that would affect me, the tenant but, the house was auctioned because the owner did not pay the mortgage. He became quite ill. The bank ended up buying the house back.
