What is the name of your state (only U.S. law)? AZ

I'm unsure if I'm posting this in the correct section but does anyone know how renovations to a commerically leased office/location is handled? Say you want to lease a huge space and want to knock down walls and completely change the structure is there usually a limit as to what can be done if you're footing the bill? Is there usually a sum of money that is required at the end of the lease to restore the office in case the business decides to leave? Again, I'm not sure if I'm on the right forum or even correct site so any direction would be appreciated.
