What is the name of your state (only U.S. law)?
pa- our condo board just charged us an extra $100.00 for putting new roofs on units they feel are in need. every year they come up with something else to charge extra money besides our regular dues for. does a unit owner have they right ot object to these charges?

Pa Statutes 3314c: c) Special allocations of expenses.--Except as provided by the declaration: (1) Any common expense associated with the maintenance, repair or replacement of a limited common element shall be assessed in equal shares against the units to which that limited common element was assigned at the time the expense was incurred.

Generally that means unless your Declaration of Condominium states otherwise the Board has full authority to assess special allocations. Also, you may wish to review the annual budget to see if a reserve has been set aside for the repair/replacement of common areas. If so, then why isn't the reserve being used instead of a special assessment? If not, then at the next meeting, propose such a reserve.

**A: yes, but you need to look at the reserve study. It appears that you will not have a case since the reserves are under funded. If there was enough money in the reserve fund, the repair would be funded through the reserve fund rather than extra fees.
