A rental lease

What is the name of your state (only U.S. law)? PA

if a lease has the names of husband, wife and child on it and only wife signs the lease**************...is it a valid lease? can landlord enforce the lease with only 1 signature? what happens if landlord tries to sue? is only wife responsible?

Of course the lease is valid.

A lease typically lists all tenants who will be living there. There is generally a stipulation that all tenants are "jointly and severally" responsible for the rent.

If only the wife signed and the lease was breached, I'd file on both the husband and wife and let the judge decide who was responsible.
