I have a home I got from my mom from her inheritance. It was only appraised at $40,000 17 years ago. She was to sign over $10,000 a year for 4 years then it would be mine. She signed over 2 years then stopped. I had taken out a loan to fix it up because it was basically a barn with windows. Once I fixed it up, the appraisal amount went way up but then she stopped signing it over. So she is part owner although the loan is in my name. She has terminal cancer now and all she says is that the other half is being left to me in the Will. I now found out everything is being left in my brother's hands. My brother is an alcoholic and drinks heavily. I am disabled and only live off my disability. If I would either like to sell a house that I inherited or let the bank have it, what are my rights to do that?

If your mom is alive, then you've inherited nothing. Are you on the deed at all? Exactly how is the deed worded?

It seems there was a gifting plan where two years' gifts were given (At less than reportable amounts.) before stopped. As to how a loan could be gotten by a part owner is difficult to see. Because of that, no one can guess the path to resolving the issue.
