The tenants got into a fight, broke a window inside the house, tried to fix it themselves and damaged the entire frame, then a month later when we had a storm, reported as broken by the storm. The property management company would not send anyone over there to fix the window so I paid the deposit out of my pocket to have a window installer make an estimate. He said that there's no way the damage came from outside and that the tenant admitted to Breaking the window and even hitting it with a hammer to remove it instead of opening the slide. At this point the damage they have caused is worth more than rent and security deposit combined. What are my legal rights to evict them? Thanks, they have almost a year left on their lease and I have not seen the inside of the place there could be more damage that I don't know about.
