    You might also offer to pay for any expenses the broker has incurred in marketing your property and ask for a written release from the listing agreement.

    Check the various clauses in your contract and see if one state that all 'mechanical, plumbing and electric were to be in working order at settlement' plus all the above.

    You might report him to the Real Estate Board and the State Real Estate Agency and file a complaint with them. If they find in your favor.. you might have a case for compensation from your State Board Guaranty Fund? Keep lawyers out of it..
