Francino * You need to contact your former PM

Francino - you need to contact your former PM or another PM in the area of your rental property and have them go after your departing residents...if they are purchasing a home, they will have an asset to attach for your money UNTIL your property is re-rented. In VA, you must mitigate their...

    Pet Odor Post * Va

What is the name of your state (only U.S. law)? I suspect the problem is not the floor but the sheetrock around the laundry room. No, you may NOT limit scope or hours of work. Leaving the door open is preferable to having fumes and chemical smells in your home...you could have chosen to be...

Did the manager evict me to take over my parking space?

SF is rent controlled so you need to have a discussion with someone at the rent control/stabilization board ASAP.

Time limit on Writ of Possession?

Call the court and ask and if they won't tell you, call the sheriff's dept. There may well be a timelimit in which the landlord has to order you removed from the property.

How do I tell my ex-girlfriend to leave?

Isn't this a Paul Simon song? Give her until X date to relocate and then change the locks and provide your landlord with a key with instructions you don't want her to have entry. FYI - these situations NEVER work out.

    To Civllecpm:

No law REQUIRES a VA landlord to test for and disclose the presence of lead. They may "think" there is lead by age of the house; however, unless the property has been tested, it is not KNOWN that there is lead - hence, VA landlords don't test so they don't know so their disclosure forms...

    To Civllecpm:

HG - someone contacted me privately via my AOL e-mail a few months ago and I provided them the link to the VA Lead Based Paint indemnification legislation that I was referring to in these posts...I never heard back from them that they did not understand what I was referring to. The legislation...

    renewing lease

Just as an explanation - college rental units rent from June to May with the summer sublet season during the first 3 months of the lease....most college students rent in OCT of the preceeding year for JUNE of the following year. SO....if you don't know if you want to stay and say so, they might...

    tenant eviction

I disagree - L-T attorney can remove them in 3 -5 weeks provided no rent is being received.

evic. disabled & caregiver less confussing

If mom is on a lease, the lease rules and your occupancy is as her caregiver. You need to find a advocacy group for the disabled in your area and learn your rights. Depending on where you are in CA, you may have rights under some rent control statutes.

Legallity of 2 units with the same key...

Who found this our first? You or neighbor? You should have immediately notified LL and asked that both locks be changed even if they are kept on master. It is not like someone is going around trying keys in locks....you and neighbor just need to be protected from each other now.
  12. C

    unlawful eviction

In Va, LL must serve a 5-day notice to pay rent in full or quit prior to filing unlawful detainer/eviction. Give daughter $$ to pay rent BEFORE it is due and don't allow them to be late again. Advise her to "do without" something rather than get behind in her rent. They can be evicted in less...

    landlord harrasement

Go with a friend, get the form, complete it and don't go back without someone with you in future or send someone else with rent. Sounds like mgr is just being friendly rather than harassment.

Landlord request us to pay extra month rent

What part of "written notice" did you not understand? Now, I think the landlord was unethical to NOT advising you on the 4th that you needed to put notice in in writing; however, it is not required and you should have known anyway. Pay for October and write 30 day notice in MEMO portion of the...

    Liability in a Natural Disaster--Part 2

Va property manager here and NO, you have nothing to sue for. Hurricane was an act of God and She was mad at everybody in VA! If roof is not damaged, tree being there is no big deal. Take pictures and offer to real estate company for their files and keep a copy for yourself. I am sure...
