A couple of years ago the Marina we use went members only, so we paid an initiation fee of $500 and have been paying $30 a month in dues. The Marina went up for sale a few months ago and we got a letter from management telling us it was for sale and that...
Landlords do have some rights of entry for inspections and repairs. They do not have the right to take your things. If you have been robbed call the police; if the landlord took your dishes or anything else it was theft.
I am a landlord, not a lawyer.

Thanks for the reply, but I did some research and think I found a loophole. I took the following from IRS Publication 925, Passive Activity and At-Risk Rules, pages 2 and 3:
Exceptions. Your activity is not a rental activity if any of the following apply.
1) The average period of customer use...

In my part of the country contractors do not like written contracts. This is a very rural area, and people still seem to believe a handshake is all they need. I have had remodeling and construction work done varying from less than $1000 to over $100,000...

Tax time is coming and as I was dragging out my paper work an idea came to me. I own a large beach house which I rent out by the week. It makes a very good paper (and real) loss. Problem is my wife and I have started to earn over $150k so we have to...
I am not a lawyer, but it sounds to me like Gunter may have some glimmer of hope here.
He says: "I paid him (with monthly payments) several hundred thousand dollars over a few years".
That sounds like a lot of rent to me, if these payments were clearly more than reasonable rent could that...
Having bought and sold several rental properties in Florida I will pass on the wisdom gained from my experience:
Ask for as much as you can get, not a penny less.
Don’t most all lots in Louisiana flood? Everything, all land surface, south of Baton Rouge is flood plain and naturally floods. The only things that keep some places dry are artificial levees and pumping, and these are prone to failure. What's more South Louisiana is sinking so the ability of...
Make sure you know what the cause of the water leakage is. This sounds like it could be a bad shower pan and not the glass or doors. If you don't get it right you will be wasting $2000 to $3000.
good luck,

I am a Florida landlord with some experience on the other side of this issue; as I understand it the law is clear; Under Florida Statues Chapter 83 "FLORIDA RESIDENTIAL LANDLORD AND TENANT ACT" S. 83.49(3)(a) :
"ONCE THE TENANT VACATES THE DWELLING, THE LANDLORD HAS 15 DAYS IN WHICH TO EITHER...
My vote is let him stay. I am a frequent reader, but I don’t post very often; I don’t know enough to. I find him amusing and he adds some color to the website, things just wouldn’t be the same without him. I also like the responses he gets, and I think most all are deserved.
I have my doubts...
I am a landlord in Florida, not a lawyer. It seems to me that if you can talk your landlord into putting someone else on the lease, and then talk him into taking you off more power to you. But this will depend on your landlord's voluntary agreement. Unless your lease somehow specifically...
Politically Incorrect
As a real life redneck I am offended at Mr. Parks’ use of the term redneck. I am a native of North Louisiana, and we use the term to describe white farmers or other outdoor workers who spend a lot of time in the sun, but with a long sleeve shirt on so that the neck is the...
Thanks racer, I appreciate your advice. You are right this person first corresponded with me asking about the house. I don’t buy addresses or get them in any other way, only from people who write me first.
Eugenesf, I cannot always remove people who asked to be removed, this is harder to do...

I rent a beach house in Florida via internet advertisement. About twice a year I send an email to everyone who has corresponded with me about the house advertising upcoming availibility. I know I sometimes have people in my directory who corresponded...
I am not a lawyer or realtor but I have bought and sold lots of houses.
It looks to me like so long as you do it before the deadline you can get out of the contract. Just put it in writing and include a copy of the inspection report. You might consider what you would like to have the seller...
I am not a lawyer, but I do know a little about how quick lube businesses operate. You can always sue, and if can do it in small claims court it will probably be much easier for you to prosecute than for the quick lube business to defend. If this happened after 1000 miles you probably have a...
