A realtor cannot represent a buyer or seller in legal matters unless the realtor is also a licensed lawyer. A realtor can help a seller sell and a buyer buy.

The attorney(s) you see can tell you what the title insurance exception(s) will mean to you. The exceptions cover any undiscovered tax or mechanic liens or encroachments or easements or owners ... that for which, after a search of public records, no record was found. There is no guarantee, in other words, that something might not turn up.
