What is the name of your state (only U.S. law)? California

In a situation where the landlord wants the tenant to move, and the landlord gives notice, what is the legal requirement regarding the number of days? This tenant has resided here for 3-plus years and is over 65 yo. The letter of notification came from the Landlords’ attorney and is for 30 days only.

We question the 30 days because, usually, landlords in our area give you 30 days if you've been there less than a year, 60 days for a year-plus. Someone else mentioned that tenants who are over 65 are supposed to get 60 days.

Although it is yet to be seen whether or not the extra 30 days will actually make a meaningful difference in allowing the tenant who is moving to secure new housing, it would reduce a lot of immediate stress and will certainly give her more opportunity to get in the right mindset to relocate. However, before she asks for an extension she’d like to know if there is any legal code that defines these parameters.

Notice is defective. Landlords are required to give 60 days notice for any tenancy over 1 year per California law, regardless of the age of the tenant.

Can you provide the specific california code so that she can cite it when she addresses this with the landlords' agent? Thank you for helping out with this ....

1946 of the civil code. Get your friend a copy of the Department of Consumer Affairs Landlord Tenant Handbook. It can be found and ordered online.
 
Dropping in to wrap up my threads and want to thank you for the information you provided. It gave us exactly what the tenant who received notice needed and even helped me although I was just the messenger. I especially appreciate your being nice.
