What is the name of your state? California

Can a home be sold "as is"? if so does seller have to disclose whats wrong? I am living in a rental that onwer has decided to sell. Thats not my issue. I mentioned that home has many problems that might hurt sell. I was told home is being sold as is! Some of teh problems are minor but many biggie is that plumbing has tree roots all through it and a recent esitmate to fix it was quite high (I am told) The house has two bathrooms and one has problems because of this tree root issue. So again does seller have to notify buyer of all problems or can this house realy be sold "as is"?

Then these problems must be disclosed before the sale or the seller can face a hugh post-sale lawsuit.

Also you need to pay attention to this one issue. You need to contact the city or county the home is located in to learn if the local govt has written any ords requiring any specific upgrades or repairs to be completed by the seller or the buyer with in a specified time frame when the home is being sold or has been sold. The previous community I lived in had written ords for example: they required either the seller or buyer to upgrade a homes wiring so that it met code so former neighbor had to sell her home as is but new buyer had to agree to upgrade the homes 2 wire 30 amp service. Of course she had to sell the home for less that way but SOMEONE was going to take responsibility for the upgrade. Your city or county govt center would have that kind of information available. This can also serve as a bargaining chip if you make a offer you dont want to get stuck buying a home that you cannot afford to bring into compliance if local ords require some one to do so.

I was just curious and its not really my problem. I am the renter and being told I will need to leave when lease expires. there is already a for sale sign in yard. When I was talking to Realtor it was he who told me "as is" I dont even know if he is aware of teh problems here and the one MAJOR one that will cost whoever owns this place a large sum of money from what I am told.

Tell the real estate agent.
