Aunt is selling What has been My Mothers home since 1970's!!! Help!!

I don't have much time so I will try to make it brief and still get the point across. Hopefully
My aunt has a closing set for tomorrow an a property that includes my grandmothers old homestead which my aunt she has been renting out for about three years and what is rightfully my mothers home and has been since the 70's but has never been put in her name.. There is a mortgage my grandma originally took out on the proberties but was recently (1999) refinanced and my mother cosigned with her due to her age and the bank would not do it without moms signature. My has paid all of this current mortgage by herself due to my grandmas finances until about a 2 years ago I sent my aunt a certified letter stating my mom would not pay on a loan she is not responsible for, especially on a house she rightfully owns but was not in her name and she should remove the lien from my mothers home and transfer into her name. She signed for the letter and responded with a letter stating the amount of taxes due on my moms home and the deadline for payment. At that point I had my mom pay the taxes in a check in her name because before my grandmas mind got so bad and she moved with my aunt she just paid them to her. Well again last year she paid by check and recently again she paid by check. Also I have receipts from 1987 when my mother totally upgraded electrical and doulbed the size of the home with receipts from my grandmother for labor, material, permits, etc totalling upwards of 12,500.00. Again in 1998 a storm hit and mom had paid homeowners policy and it paid for damage and entire amount was put into home for upgrades for a total of 11,100.00 and I have receipts again from my grandma. This is not including all the surveys, repairs, every aspect my mother has paid for since 1970. I talked her into renting it November 2003 and she has been receiving the proceeds of that direct deposit and we have did any necessary work needed and paid someone per month for colleciting rent and managing etc. The property is still in my grandfathers name, he passed away in 1985 , grandmother is still alive and lives with my aunt. It is on a deed with my grandmas old homestead which has been rented out since 1986. My Aunt has collected that since my grandma moved with her about 3 or 4 years ago. I sent documents and my claims via fax yesterday to the realtor and title company and have not heard anything. I plan on showing up at the closing with my mother and all paperwork at hand to at least put my statement on the table. The closing is tommorow, What if any rights do I have prior to the closing and what can I do before closing?
Secondly, What do I do If the closing goes on and they do not do what I feel is suitable for my mother?
Please respond ASAP! I am a fish out of water here and grasping at straws! I know I need to seek an attorney, And plan to when we get to florida tommorrow but anything will be helpful.

Explain this

You need to have a meeting with a real estate attorney before the closing tomorrow. You should have done this a month ago. Get a phone book and get moving.
