My ex-boyfriend and I purchased a home in 2004 with the understanding that only me and my children would live there. He is a co-borrower because I did not qualify alone. He has his own home. In Jan 2005, he signed a Quitclaim deed using the exception code that indicates that no money exchanged hands and that it was a gift. I have always made all the payments. I have also had 2 30-day lates that has also effected his credit. He wants to purchase another home now and wants to remove his name from my loan as a co-borrower. I cannot refinance on my own. Can he have his name removed from the loan legally without my permission? What are my options? Thank you.

The only way he can get off the loan is to pay it off. Purchase or re-fi. If neither one of those can be done, he's on the loan for the duration
