Breaking lease

What is the name of your state? Texas

We have a leasing on a house through June but are being relocated out of the country in the middle of February. The owner has said she wants us to pay March, April, and May rent in February before we leave and that she plans to keep our security deposit no matter but that we don’t have to pay Junes rent that way. She wants to start showing the house tomorrow to new prospective renters. We asked her if she rents the house before the end of May whether we are obligated to continue paying the rent (so she will be collecting double rent) and she says yes. Questions

Can she force us to pay for months when she has already rented the house to someone else?

Can she automatically keep the security deposit no matter what?

If she is going to force us to pay the rent anyway, are we obligated to let he show the house before we move out in February? (she wants to put a key box on the door and allow realtors to show house while we are at work)

Do we have to pay all the rent up front before we leave the country or can we still mail the checks to her (we are moving to England and the mail works fine over there as well)?

Hi...

I am not a lawyer but I have read enough to know that if you have a lease she is able to keep your secruity deposit if you break the lease and you are liable for the rest of the lease BUT if she gets it rented prior to the end of lease she can NOT collect double rent!

A lawyer in your state would probably know better about your deposit.
