Buyer not paying

I live in maine and am seeling my house in a private sale, The buyer signed a contract after giving me a $500 depoist that stated that she would pay the balance with in 60 days or give up her depoist. After that 60 days she paid only a part of the balance and moved in to the house. When i asked her if she could give me a payment each month till she was able to pay the whole balance she said she could but the 2 months have come and gone and she has not made a payment yet. I would like to know if because she paid more on the house after the depoist if i can change my mind and sell the house to another buyer that is willing to make the full payment and if i can what about the money she has paid? Do i have to give her back all that money or only a part of it? She has also done unfinished work on the house, she has torn up flooring in the house.

Does the apparent absence of a licensed real estate agent and/or attorney also mean that there is an absence of a written contract?
