When I sell my property, is it legal to add a reservation that certain named persons may not ever purchase or lease or use the property?

No.

**A: why not, if the property is not in a HOA?

I really would like to know

I am going to be selling my property, but there are certain persons whom I do not wish to be able to ever have or own any part of this land or to have the use of it. It is for personal and ethical reasons. I know that as soon as my land comes up for sale, those certain persons will do their best to get their hands on it out of spite. And I want to prevent this. Can someone send me the right direction to any laws or case history regarding something like this?

Unreasonable restraints on alienation of real property are generally not allowed.
