There are some problem tenants in a particular building I purchased about a month ago. They have a delinquent history of payment and still have not paid for last month (the month we closed on the property). I've heard that new landlords are able to terminate leases within a specific time period. Is this true?

Yep, this is true. And it's the same timeframe as the old landlords would have been given. It's called eviction. Learn it, embrace it, let it become your friend.
