cleaning up after tenants (what to charge)

have pictures of all the trash & damage .

we rented a trash hopper ( dumpster) for $xxx.xx. allowed 1 ton of trash in the cost. had to pay $xx.xx extra (went over) the ton. plus we burnt lots of the stuff (legal to burn) , beings we knew it all wouldn't fit in to the hopper.plus getting rid of the junk vehicles.vacuuming & shampooing the carpets,sweeping and scrubbing the floors.
the tenants removed a window out of the garage (put in piece of plywood) to install a air conditioner & also ran woodstove pipe thru the plywood .1/2 the glass was broke out of the window ,so we had a carpenter box it in(enclose?) and covered it with siding and replaced the melted siding from the stove pipe.

we had a carpenter do the siding & boxing in(enclosing?) of the window. we are going to charge them what he makes per hour at his regular job.
how much do we charge per hour for cleaing up their mess.
p.s.
just so everyone knows what i mean by box-in(enclose?) take window back out ,add 2x4's and cover it with plywood. so you can't tell it had a window there.
 


I can tell you what I would do.

First I always have rental agreements that spell out fairly clearly the condition I expect rentals to be left in, you don’t say anything about your rental agreement, and so I can only guess that you required the property to be left in something like broom clean condition free of debris or trash.

I charge only what I pay to have cleaned or fixed and I charge only what I have receipts for. I would charge them for the dumpster cost; renters should not leave over a ton of trash behind. I would charge the renter what I actually paid the carpenter to repair the window, not what he would have made at another job. I don’t charge the renters for my time or time anyone donates to me. I always document this pretty carefully and send the renter a letter detailing the costs with copies of all receipts.

So far I have had no problems, but I am a Florida landlord and not a lawyer.

we don't have any paper work this landlord /tenant business was inherited with an estate. and girlfriend of deceased won't give us any info. we tried working with them, no go .we sent rrr letters not picked up at post office. when we first went over there to talk with them was we shocked. several vehicles setting in the yard (told them remove them and trash)grass above the knees in the main yard , other parts were taller (borrowed a bush hog to mow that down).bed of a pickup truck was heaping with bags of trash and on the ground( when they sold the truck they conveniently unloaded the trash on the ground). then we opened the garage & shed doors after we evicted them. filled up 3/4 of 1 side of a 2 car garage with just the junk & trash in the garage. then all the junk they left on the front porch they didn't want and the garage sale stuff they didn't sell in another shed.had to have someone come in and remove 4 cars and junk lawn mowers. so i feel we are entitled to something for our time & gas money to go there to clean up after them.

E all your dumping fees , contractor fees you should have no problem . You might be able to ask for the same per hour as a housekeeping company would get but Ill bet you really need to get better advice on that . E do you know of any other LLs in your area that can tell you of what they do when they have to do there own cleaning ? also you did take pics of the trash didnt you ? PS I lost your email addy .

i will send you a message with my e-addy and more ?'s . yes, i have pictures of all the trash and damages. and the rrr letter they wouldn't sign for unopened.
