Have you read your listing agreement? IF so, put here exactly word for word, what it says about early termination/pulling the house off the market and the associated cost recovery avenues

**A: If you really want to sell, get an appraisal and sell for that amount of less.

Mike, I'm also in MN. Where are YOU? I've had my house on the market with NO showings for the past 2 months. It's really slow right now. I signed a YEAR listing contract with my agent because she said it was "customary." Wish I would have said NO WAY.

I've yet to lower my price. I refuse to do it because I'm way below comps as it is. I can imagine the vultures waiting for it to drop, but they're in for a long wait. Hang in there. Your realtor could be hungry and want an easy sell our your home.

Sorry to chirp in, but no showings in 2 months? Everyone must be coming here to So Cal, because dumpy 1 bedroom condos are going for $275k. Want a good home? $900k, minimum.

Anyway, hope you guys end up selling. Good luck.

In Apple valley - talked to the agent last night and they agreed to not charge me - I did say that when I relist it again I will use them but I am under no obligation to do so

The market here is flooded and prices keep dropping and I can wait untill the glut is over and relist

**A: Ok, then get the listing termination at no cost in writing.
