I'm in California. I divorced my ex husband and we did not use a Lawyer. I went through the courts. I gave him the house. The divorce was finalized and he was awarded the home. I am still on the title and the loan. I want to be taken off and the lender said even though he was awarded the home on the divorce they can not take me off until he refinanced me off the loan. He can not get approved to refinance because he had bad credit. He has modified the loan several times with out my income information and I am still on the loan. If I sign a quitclaim deed will I be responsible for any loans or lens he may get on the property?
