Let me ask one last ques. If she goes to court and brings 7 character witnesses including exroommate (and both of them saying they were charged move in/out fee when there was none) would she have any case?

Also we use NYC property tax database to try to contact landlord. Is there a better way

I am dizzy from all this stuff, I wish someone else would chime in, but All I can say is that the 30 day written notice is the only thing that sounds legal.

Anything else that is being negotiated sounds like a move-out perk for her.
