What is the name of your state? Pennsylvania


I recently called a tenant we have and asked that they provide the rent to us. They are over 30 days late and the lease specifically states that all rents must be paid on time. I told them that perhaps it would be better at this point if we part ways. Theboyfriend of the lady called me back and said they had talked and they thought it was better they leave. However, the next day he called back begging to stay in the house. I had already secured another renter from the list of people who we originally considered.

My question is: Does the day I verbally evicted them count as the day that begins the 30 days notice or does the clock start clicking the day they receive the eviction letter in the mail.

I appreciate your help.

**A: thus far the tenant was not properly served notice as the notice is required to be written and served pursuant to the L/T law. I suggest reading this law.

It's not spoonfeeding, it's offering experienced advice from people who know. That IS what people come here for after all. And harassment isn't a pretty color on you.

Hmmm..."...after reading the law..." Is that helping them understand the law or showing them how and where to do legal research cuz I'm confused. Maybe it's the breeder to homo translation that's losing me.

a. People SHOULD inquire, search and STUDY the law for themselves, especially sans an attorney representing them. You, obviously, wouldn't hesitate to stand in front of a judge and act stupid.

b. Yes, you should worry about getting pregnant. Aren't you familiar with what happened to Arnold Schwartzenegger (for Governator)?
