What is the name of your state? California

Former tenant in common with an 80% 20% split in ownership needs to regain. The once 20% owner deeded over there portion to one of there DEAD family members name 3 months after they came on title so that they could avoid problems with there welfare case. Now years later they want to store things at the property and act like the 20% is still theres. How would one go about getting a quiet title and getting rid of all of the cars and other things there in storage?

THIS IS A REAL ESTATE, not estate planning or wills and trusts QUESTION.

My short answer is by going to a lawyer. This is likely rather involved as the 80% owner did not become sole owner because the 20% guy deeded it over to a third party, living or dead. Someone still owns that 20% -- although the holder may owe his share of back taxes, etc.
