South California,
The landlord served us with a "3 days notice to water or quit" after 2 weeks moving in the house, we responded to it and we haven't heard anything since 2 weeks.
Then we learned "he" had lay out the lawn and the sprinklers himself, first he had put seeds that are call "winter seeds" which we have learned throught the gardener these seeds died as soon as the summer set in ( S. California) water or no water, also the sprinklers are set too much apart, when we took over the lease (now just a month) in the walkthrough we did with the property Manager, we mentioned lots of starting yellow patches and 2 weeks later it became dryed. I need to mention everything happend because my wife started an alergy and we have send him 3 Certified letters for the staff to be repair (as of today still not).
My question is "is the landlord as the right to make us responsable for something unproperly done"? We had trusted him when we sign the lease thinking the lawn was done properly by professional, now we have learned that he made it himself, set the timer which runs 3 times a day (we pay the water), What is our ressource about this non sence? Thanks
