The landlord served us with a "3 days notice to water or quit" after 2 weeks moving in the house, we responded to it and we haven't heard anything since 2 weeks.

Then we learned "he" had lay out the lawn and the sprinklers himself, first he had put seeds that are call "winter seeds" which we have learned throught the gardener these seeds died as soon as the summer set in ( S. California) water or no water, also the sprinklers are set too much apart, when we took over the lease (now just a month) in the walkthrough we did with the property Manager, we mentioned lots of starting yellow patches and 2 weeks later it became dryed. I need to mention everything happend because my wife started an alergy and we have send him 3 Certified letters for the staff to be repair (as of today still not).


My question is "is the landlord as the right to make us responsable for something unproperly done"? We had trusted him when we sign the lease thinking the lawn was done properly by professional, now we have learned that he made it himself, set the timer which runs 3 times a day (we pay the water), What is our ressource about this non sence? Thanks

Just let the grass grow put out an effort, okay?

which continent are you from? You need to abide by the guidlines of the lease. Just let him know that it is not done right, perhaps they do not know??

We have been the landlord's pride..as matter of fact when all this happend. we called all the landlors we have had and guess what!!!They all faxed us letters of referals as for the water!!!3 times a day, I'm watching my hard money going down the drain....he had "misrepresented" when he had us sign the lease, now he want us to pay for his mistake...NO WAY JOSE! I will spend all the money in the world to fight this guy...and as of today the oven, air conditioner, drawers and to much to mention are still not repaired.

The ONLY "landlord" you need to please is your CURRENT landlord...had you taken the time to WATER rather than spend time and $ calling past landlords, the grass would be GREEN and GROWING....

Let the grass DIE by not watering routinely and you will be paying for a new lawn. Take to a local garden center about how often and WHEN you should be watering.....more often for shorter periods is usually preferable.

Heck, we live in So. NV. Had a great lawn growing until it hit 90 and boof! We now have a forest of cattails and no grass. I used a drought resistant type geared for this area. It's just an impossible place to grow stuff.

People don't realize that most of So. California is a desert. It's really not meant for all of the pretty vegetation it has. (especially not for the imported Aussie eucalyptus that go up like bombs) It definitely depends on the type of grass you plant. Usually you'll plant a combination of grasses, like winter to start and then hardier drought resistant types for later in the year. They'll essentially protect each other.

Plus if the timer is set to water during the heat of day not only will most of the water evaporate but it will essentially poach the vegetation.

Also what gardiner did you consult with? Were they hired by the landlord or someone you just asked questions to?

My mom had several duplex and fourplex in LA and maintained everything. That's part of being the owner of a rental property.

I would think that repairs on the rental should be more of an issue with the landlord than the lawn. Especially IMHO and experience the landlord is 100% responsible for the upkeep whether it's the lawn or plumbing, not the renter.

The gardener is hire by the landlord, but we have hired 2 landscape's guys and we have their depositions about the unproper seeds (winter) which dies as soon as the summer sets in and the unproper layout of the sprinklers, the sprinklers should be no longuer than 10 to 12ft and he had them apart of more than 20ft. Also our lease doesn't say the grass has to be "green" nor how many times the sprinklers should be on, on that we are ok we know if we go to court I don't thing he will win.

As for the repairs we have send numerous (3) certified letters to the managment and we are still waiting, if nothing is done this week I guess we will call our own handyman and deduct it from the next rent.

The harassement about the lawn had started when he received the "certified letters" about the repairs and also I started allergies from the house, I now wear a mask when I'm home, its then when he served us with "3 days convenant to quit) we responded to it asking an ammendment to our lease for the "unproper intallation" and "misrepresentation". He then came up with the idea to break our lease, but he wanted us to writte him a letter asking him to break our lease and giving him 45 days to move out and our security deposit will have been paid to us the following week.

You have to keep in mind when all this happend we had just moved in (2weeks) still stuffs unpacked, at first we were tempted to accept his offer because if he does stuff like this after only few week what will be the next 6 month, then we realize we have done nothing wrong and moving is not only exhauting physically, emotionally, it's costly, since then we didn't heard from him but we are ready to fight him to the end he had "misrepresented" his lawn to us.

This whole post is ridiculous. Of course you are responsible for watering that is part of renting a SFH. If you don’t want the responsibility of watering, then you should be renting and apartment. As for the house causing your allergies, maybe you should start with the soap you use or the clothing you are wearing. Your allergies is not your landlords fault.

People and cavemen are trying to give advice to someone that is not giving a vivid picture of the scene. There are alergies, things not being fixed and things not being addressed.

And an obvioius lack of communication due to probable translation problems.

Look "spicybabes" you need to go from where you are and find someone who speaks your dialect and get some help to communicate. DO NOT withhold rent and try to get whatever seeds winter summer or spring some water!!! do what you can to make Socal pretty. I mean Paris is in jail, we have nothing else to decorate our border. ( just kidding folks, I just had to put that in) Haaaaa. I slay myself....
