Help! We need to break our lease..

If I was a LL and I was told of all these "violations" I think I would grant a tenant "friendly termination" and just look for someone else to rent to.

And of course, that means absolutely nothing.

As far as I have been told...if we do break our lease then when and if they take us to court we have the evidence for the case to be ruled in our favor. Based on the letters about repairs and the security deposit stuff.

Sorry, but I disagree. Your issues may be of some value and might help offset any claim of breach by your landlord, but I would be very surprised if a court were to do a complete offset. The 'violations' you claim have little if any monetary value.... compared to the breach which is a clear contract issue... with value.

I see my post has gotten off track. I don't think that telling you what the repairs are is going to make the hevans open and the laws to change all of a sudden. But anyways, There are exposed wires in the living room. 2 of the 4 kitchen drawers need to be held up when opened otherwise they fall. And 2 burners on the gas stove need to be lit with a lighter. Like i said, these are not inhabitable repairs...but just an inconvience that I don't think I need when I pay enough and have asked everymonth since we moved in to have these things fixed.
Im sure all heck is gunna break loose now that i have finally stated the repairs...but oh well!

your correct, posting the problems does not change the laws, but we could assist you in letting you know what your rights are based on how bad the repairs are needed.

As far as the stove...I would HIGHLY suggest you bring in your local gas company to check the stove. When my stove was having problems in my apt, I found out that there were 3 gas leaks! This could kill you!
The gas company does not charge you to do this--PLUS, if there is a problem, the LL gets a notification from the company, and legally has so many days to get it fixed and then they have to come back to make sure the LL did what they were supposed to.
It is one way to ensure it is done, and done right!

There you go... responding when you have NO knowledge of the subject. And after you were already told "If you feel compelled to post for some reason, don't".

Your 'gas leaks' post has NOTHING to do with the burners NOT lighting off the pilot (if an older stove) or the igniter. It is very likely that the pilot valve is not working (and not providing sufficient gas to keep the pilot lit, if an older stove) or the igniter is not working if a newer one.
