Question about the need for a will

What is the name of your state? Tennessee

Can a person in this state write a deed to a piece of real estate showing joint owners, for example: husband and wife and then provide that the ownership shall pass upon both their deaths to a named individual, specifically their child.

This done so the passing of the property will avoid probate. Of course this implies that there would be no will for this piece of property.

Thank You

Check into a Life Estate or putting the property in trust.
