How to avoid eviction record for "Tenant At Will"

What is the name of your state (only U.S. law)? MA

I have a "Tenant At Will" contract with my landlord.
I pay monthly rental on time, recently I got a 30 days notice from the landlord to ask me to move out before 4/1/2016 as the landlord sold the house. Due to my personal reason, I couldn't move until 2 weeks later, or 4/15/2016, The landlord doesn't want to delay, so our negotiation hasn't been reached.

Our contract doesn't say anything about penalities if I stay or holdover. In fact, this is not a money issue as I am willing to pay higher rate for additional 2 weeks. If I stay until 4/15/2016, or additional two weeks, could the landlord file eviction notice which will stay in my credit report? I assume if the landlord does file eviction on 4/1/2016, I will move out before the eviction process completes.

Any advice is appreciated.

Thanks.

L.M.

If the landlord is legally required to get you out of the house by April 1, 2016, then your inability to leave as of that date is moot, and not something the landlord can negotiate, with you or anyone else. If you stay beyond that date, the landlord's only legal recourse is to initiate an eviction process. You have no legal ability, now or on April 1, 2016, to prevent this.
