What is the name of your state? Arizona

I am trying to buy a house in Arizona. I would be able to close in less than two weeks. The seller has not made any payments since July and has told me he received a notice of legal action from a lawyer. Apparently the finance company will foreclose on April 4. The seller tells me his real estate broker advises him not to sign a contract in case a cash offer comes in before I can wire my money. The realtor says the seller refuses to sign for no apparent reason.

Since the seller has been contacted and informed of a foreclosure date, is there any way for me to find out who is driving the foreclosure? Would there be any court record? I have searched the internet without any luck. If I could contact the lender or the lender’s attorney, I might be able to force the issue with the seller.

If you want to find any foreclosure information then you need to contact the court clerk in the county where the residence is located. Give them the address, the attorney's name if possible and the owner's name and ask if they have a foreclosure action against the property.

That court file will have everything you need.

If there is no file, then there has been no foreclosure action as of yet.
