Any real property should have been placed in the names of all three children. The deed only listed Daughter apparently as the owner. Hence it is HER property.

It couldn't be done back in the days.
Only Daughter could put her name on anything legally.
Anyway the situation of today was inconceivable back then. Trust wise I mean.
It was for the 3 children. And was put under Daughter's name only because she seemed to be the wisest + was trusted completely to share fairly by the rest of the family.

I doubt that only the daughter could “put her name on anything legally.”

You are the wise and trusted daughter?

So, they are not incompetent from a legal standpoint. It sounds like your initial description is based on your opinion, not a professional diagnosis.

They are therefore held to the standard of a "reasonable person".

In other words, from a legal standpoint, it does not matter.

We agree. On a legal standpoint, it doesn't matter.
I only mentioned that point so people reading my post can understand so much negligence by those 2 people for so many years.
I can edit that point out from my original post, but I need more opinions about it first.

Only Daughter was legal in the country back in 2011.
Rest of family became legal later.

And no.

Not true, there is now nor has there been in my lifetime, restriction in the United States about aliens, legal or illegal, owning real property.

The Statute of Frauds deals with what contracts need to be in writing to be legally enforced. Contracts dealing with ownership of real property are generally required to be in writing to be enforceable.

I don't mind telling anybody but first explain me why it matters who I am in all this, please.
I really don't see why it would matter.
To be brief - generally speaking, third parties do not have all of the information needed to answer questions that might be asked. Therefore, the volunteers here prefer to deal with a party to the situation.

You might be right, anyway it was done for that reason.
Unreasonable people take unreasonable decisions.
No one was ever concerted about this but the 4 family members and the realtor.

Ok.
I am Son 1.
Was oblivious for a long time.
And just decided to take my head out of my a.. recently.
Still I have all the information needed to answer any question about that situation.

Thanks.
I wish I understood what it means but I don't though. It's too technical for my comprehension.

So... you really are simple minded. Get an initial consult with a lawyer.

In what ways don't I seem objective to you?

Also what makes my rendition of the "facts" incomplete?

Let's start with your opening post, where you present people as feeble minded, only to reveal on page 3 that the real reason is that the daughter was the only one who was a living in the US legally.

Maybe I am. I never had to deal with the law until today.
Like you never had to deal with good manners.

Everything I said in my opening post is accurate and objective.
I never mentioned it was put under her name because we were feeble minded.
Only presented our mental weaknesses so people understand how we let that shit fly for years.

"
1. In 2010, after his parents passed, Dad wants to invest the money they left him to buy a condo, so his 3 kids (Daughter, Son1 and Son 2) can always have a place to live in.

2. Daughter knows a good realtor, so Dad gives $160k to Daughter to buy a condo for the whole family (under her name)

3. In 2011, as planned, Daughter buys a $160k Condo under her name in Florida, and everyone lives in it for a few years.

4. During that time, Daughter takes care of everything, pays taxes, HOA on it etc.
because Dad and Son 1 too oblivious and irresponsible and broke to do it,
and Son 2 too young. "

Can you read?
Why some people argue only for the sake of arguing? I'll never get that.
