I live in Texas.

My wife and sister-in-law inherited a house from their mother when she died.
The sister-in-law wants to pay my wife for half of the value of the house and live in it. My wife agreees to this. The deed is currently held jointly by both of them. What legal work and other procedures need to be done to get the deed into the sister-in-law's name once she has paid my wife her share?

quit claim

I would just have your wife quit claim it to your sister as soon as she receives her share of the money. Its a simple process, just go down to the court house and ask for the form.
