I am sorry your mom has Parkinson's. It is difficult seeing someone you love become so ill.

You believe the lock change was an illegal lockout (it was) and you believe the property owner is terminating your mom's lease illegally (possibly basing it on a false claim of leaking gas or grease in the sewer).

Okay. You/your mom will want to see a commercial landlord/tenant lawyer in your area. You could find free or low cost help at a legal aid clinic if you cannot afford a private attorney. If you are near one of Rutgers law school campuses, that would be a good place to look.

The attorney will need to read over the current lease and review the facts to see if the property owner can support a lease termination and/or prevent someone your cook (Jesse) from being added to the lease or to take over the lease.

These problems with the restaurant cannot be easy on your mom. Good luck.
