What is the name of your state (only U.S. law)? California,
I moved into a house in 2015 and four bedroom 6 adults for children and in October 2015. our landlord told us she was going to remodel this Garage in the back turn it into a studio, the landlord asked us if we were okay with the couple that will be living there to pay 1/3, we agreed with it, because it was only a couple. but in March 2016 it was supposed to be just a lady and two kids but it end up being a couple and three kids and now they have a five month baby now. But in December 2015 my brother and his girlfriend & 4 kids moved out. But as of August 19th 2017. they moved back in again and now the landlord says she wants them out because they're not on the lease, and we lost the lease. but when we were moving in, I was messing around outside recording the house and we caught some of the conversation about the lease and how many people were supposed to be living in the house. And how many pets were supposed to be in the house. And in June we asked the landlord to replace our swamp cooler pads she said she would and now today she comes to tell us that that's not her responsibility that we should do it ourself. And her daughter came along too and she was telling us that it's not up to us to decide how much the lady in the back pays, because this is her moms house but the electricity is in are name. (Sorry if you can't understand my spelling) thanks

Did you consider calling your city building inspections desk to tell them your LL made the garage into a rental apartment and connected it to the utility meters you pay the bills for ?
