What is the name of your state (only U.S. law)? PA

My father has a single home on his property which he's rented out for many years. With the last TWO tenants he's had serious issues - the first tenants were arrested on his property for prostitution and illegal drugs - the second was arrested for aggravated assault and terrorist threats (which occurred off of his property).

Can he add a statement in the least agreement that if the tenant is arrested for ANY reason, the lease is automatically terminated and the person has 30 days to vacate?!

Please advise!

He can add anything he wants as a lease restriction.... as long as the tenant agrees and it is not in violation of your state landlord-tenant laws.

WE DO check criminal history before renting to them - but both have gotten into trouble AFTER they're tenants!
