What is the name of your state (only U.S. law)? Maryland

emotional distraught - 1) I renewed by contract in August understanding we will still have reserve parking. I have to get the exact date but ever since October of last year, my landlord (Avery Park Apartments, Silver Spring, MD operate by Morgan-property.com), decide to remove all reserve parking, they just restored it this month, due to "re-organizing parking structure." We lost reserve parking for over 7 months, we were under the impression we would have reserve parking when we renewed. They said "oh we have waived the parking fee though"

emotional distraught - 2) In April, they filed "notice of eviction" through the county (Prince George) 3 days after we paid the rent. (we paid on April 7th, they filed the eviction on the 10th). Apparently they filed ANOTHER one 2 days later, so we have 2 different notices, with 2 different court dates.

emotional distraught - 3) they set up a date to come in and replace wall electrical outlets and ask us to move the furniture to the middle of the room, They day they said they were going to come, they ended up not coming. They have to reschedule, and then on the rescheduled date they didn't come, we put the furniture back, and then they said they have to reschedule again. Took them 3 times for they to come out.

emotional distraught - 4) Couple months ago they claimed they sent bed bugs inspection and find out we have bed bugs. We went into property management and ask for a report so we know who's (between my roommates and I) are responsible for it. They claimed the reports are "confidential" so they can't show it to us. My roommates were in the apartments most of the day and they said no one came in and do an inspection. My property management send us a notice saying we have to move our furniture around.

FRAUD - 5) There are couple items on our maintenance request list they said they have completed the work, but clearly no work has been done)
Discrimination - 6) I had someone translate the notice they gave us about bed bugs. IN ENGLISH, THEY STATED PLEASE ACKNOWLEDGE THE NOTICE AND SIGN IN BOTTOM. IN SPANISH, THEY ADDED AN EXTRA SENTENCE, AFTER YOU SIGN IT, PLEASE RETURN IT TO THE OFFICE..

emotional distraught - 7) they sent us a notice saying we are in violation for illegal items on balcony and they will charge $250. I told them our balcony have absolutely nothing on there. They said "oh yah we send that out to everyone." In the end we weren't charge for this

Frankly I don't see anything in your post that is distressing or fraud....

On the maintenance requests for work order, they claimed they have completed several tasks but yet issues still there. (mold in window, mouse entrance point) they did not do the work yet they claim they did.

distress - filing eviction notice AFTER I paid the rent on time, twice. i have to take time off from work to go to court to fight the cases, when I got there, they said, the landlord has drop both cases.

I come home every day near 10-11pm and the parking is always packed, it is so hard to find parking in that unit. we agreed to stay at that unit because of reserved parking.

So what do you want? To sue? You can sue for anything...Winning is another matter. I don't think you stand a chance. IMO

None of this meets the LEGAL BURDEN of proving fraud or distress.

Seriously - move on with your life. You have no case here. No case. At all.
