What is the name of your state (only U.S. law)? OK

A friend and I recently had a falling out and decided to move out of a house we leased together. What options do we have as far as breaching and getting out of the lease is concerned? It ends in May of 2010.

Your options would be contained in the lease document. It is quite possible that you may have NO option to terminate the lease early.

Your signed lease is a binding contract. You'll have to look on your lease for the rules that apply to breaking the lease. You may have to still pay 6 months of rent. So it might be best if you find a new roomate. Discuss this with the landlord. The best thing you can do is come to an agreement with the landlord. Whether that be breaking the lease or removing & adding someone to the lease. I'm sure your LL's main interest is getting their monthly rent on time. Having an empty apartment does them no good. If you can leave & the LL is happy with the situation. It's a good reference for future apartment rental.

You, your roommate, and your landlord should be making efforts to find new tenants. You and your roommate are responsible for the rent until one is found, or the end of the lease term.
