lease renewal question

Last August, I signed a 1 year lease with Real Estate Group A. In December, I was notitified that the property would be managed from January 1 on by Real Estate Group B. In January, I wasked asked to renew the 1 year lease (8 months before experiation) by Real Estate Group B, who I have ectually never signed a lease with. I returned the agreement to continue renting on Feb 1, and since have had a change in circumstances, and I no longer wish to continue renting the property for another year.

I have spoken with the real estate agent, and they are not willing to simply release me from the agreement, even though 5+ months remain on the exisitng contract. Having never signed a lease with Group B, do I actually have any legal obligation to continue renting past August 1? Any advice would be appreciated.

Clarification

I signed a sheet of paper that stated I would keep renting for another year and the rent would go up 20 bucks. It wasn't a lease really, just one sheet of paper with check yes/no type options.

**A: then yes, you are on the hook. What makes you think this little one sheet of paper that you signed is not legal, valid and enforceable?

Because there is nothing detailing what happens if I leave, what kind of notice I have to give, etc. Why do we have leases if just a little piece of paper is sufficient and binding?
