Is your house completed?
Looking at it from an alternative angle, I am completing a new build buy at the end of the month. I signed an exclusive agreement for 3months with a realtor. Yet, I found my own new build also. I considered every avenue to get out of my agreement with him. The realtor and loan broker that predominately worked the development talked alot of crap about my realtor to the point I despised the guy. I already held a distrust for the whole home-buying experience. And the thought of commission going to someone that didn't earn it ired me.

However, I instead decided to get my value. The whole building process involves alot of negotiating, communicating with builders, lenders, selling agents, appraisers etc. and many other little details. I didn't have the time to do all of the grunt work. So I worked with the guy. And you know what, whether you like the guy personally or not, if he works hard who cares. Get what you are paying for.

You may want to negotiate and represent yourself with a builder. However, if you don't have all the experience or knowledge, you may get burned.
