hi, I live in Washington.

my name is not on the lease, do I need my roommates permission to put my name on the lease. also he increased my rent without written notice. did he need written notice.

If you are renting without your name on the lease you are a free a clear free loader...but if you want to get nice and good rental history trot your butt down to the place to wear you have been paying rent and get your name on the lease/rental agreement if it is free and clean of blemishes..... It is strange that your LL let you live there without knowing so do not be surprised if there is not a fuss.

He's not a freeloader if he is paying rent. Yes you can be added to the lease, but you must ask the LL to do so. As ENASNI stated though, the LL may not have known you were living there and they may either accept you or evict you both for violating the lease. If your roommate is breaching his lease by renting to you, then you are both in trouble.

As for your roommate increasing your rent, it may be illegal to do so without written notice, sometimes 30-days. Verify with your LL/T laws...
