I am writing this letter on behalf on my girlfriend. She has lived in her apartment building on E 39St for 3 years. Between year 1 and year 2 her roommate moved out and a new one moved in. Once again her roommate is moving out. he has found a replacement that makes about 6k more than her last roommate. She makes 1.5k more than last year.
Anyway her building raised her rent 200/mo. She lives in a reg building(no control, etc). She is ok with that. The issue is since she is replacing her roommate they are treating her as a new tenant not an existing one. They said she doesn't qualify to renew unless she put an additional months rent down($2400) or gets a guarantor who makes 120k a year since she doesn't meet their "NEW" income qualification. She already paid first month rent and a security deposit!
I feel this is an added stipulation which is wrong. One they pulled her credit and asked for salary information. They didn't ask for bank statements so they only got a partial picture. Second they raised her rent by $200 so their is basically an additional burden of needing to make $8000 more. So a building has an effective way to burden kick out people simply by income even if they are willing to pay the rent! Think of a senior citizen who was living off a pension and savings. They wouldn't have the additional income! But of course the building says if she simply renewed her lease they wouldnt be doing a "requalification"
She has filled out all the paperwork and submitted for renewal. This is the only issue holding up resigning. She has been at her present job for over 3 years and never once late with the rent! And no complaints.
Also as a single professional in her late 20s should she be subject to this.
