What is the name of your state? Illinois.

I live in a 3 unit condo with a common 3 car garage. My neighbors left their garage door open and I had about $1,500 worth of tools stolen. I confronted them on this and they know that they left the door open. They have not offered any compensation.

Is there any recourse? I know I can turn it in to insurance but then my rates go up and I have to pay a $500.00 deductible. I have not seen anything in the condo documents that would excuse them or hold them liable.

Let them know that you intend to take them to small claims court, giving them the chance to settle.

And of course you have proof that the garage door was opened and left open by the neighbor, that the actions of your neighbor directly resulted in someone stealing your tools and that because your tools were secured in your space, you have no legal liability....RIGHT?

File an insurance claim.
