New Noisy Neighbors!

I'm renting a townhouse type apt in TN. I'm moving out at the end of Nov into my home I just bought. My lease doesn't expire till Dec, but since there have been problems before, the office isn't fighting it, it's already rented by the way.

2 weeks ago...... 2 adults with 4 kids moved in next door. They’re very noisy! Thumping noises. I never heard the people before them or the others around me till now with them. I’ve emailed the office twice and have told them directly that I’ll email the office every time it continues. It’s been 2 weeks since they moved in and they’re back at it, making thumping noise whenever they’re home.

What can I do other than keep complaining to the office?

What type of "thumping" noises? Like people fighting and slamming against the walls? Kids playing? Hammering? What time of day/night are these noises? Is the thumping consistent or just a thump and then nothing?
 
Its off and on when they’re home. Could be all the kids I guess cooped up in there. They’re all under about 10 years old. It’s like maybe they’re jumping down the stairs, things hitting the common wall. Sometimes it’s as early as 7 am and Some nights till midnight. Sometimes it’s all day long while I’m trying to work.

Have you tried to calmly talk to the parent(s) about the thumping? Let them know that it is ...distressing/annoying to you?

You are moving out early and apparently your landlord isn't penalizing you due to past, unexplained issues.

If you actually think that the landlord will do anything about noise issues that you are complaining about between now and when you move out, then you are basically living in fantasy land.

Yes I’ve tried the 5th day after they moved in. I thought it was just moving in noises but nope.
If it's very early in the morning or very late at night you could call the police and make a noise complaint...or keep complaining to your LL. Personally I would just deal with it. Your moving in several weeks anyway.

i know you have a point lol, but I still have to work, sleep etc till I move. Not right is not right, right?

My point is that "not right" has to be backed up by help from someone with authority. If I understand things clearly your landlord isn't going to do squat for you because the landlord/tenant relationship is already damaged.

At this point I too think it will fruitless to keep emailing the LL about noise from them , your leaving and if you push the LL hard enough the LL might not be so cooperative when it comes to you not paying your last month of rent then you will discover your self still owing for December Your free to learn your city county noise ord cut off time ( like when i lived in Mpls after 10 pm excessive noise could be treated as disturbing the peace and police might have responded if it was a quiet time with few other calls)

At my house, I sleep with a box fan and earbuds playing white noise. That's so I can sleep whenever I like regardless of the rest of my family (primary noise), garbage truck, lawn mowers, neighbors, etc.

Unfortunately from a legal standpoint you can't force your neighbors to be friendly and courteous.
