What is the name of your state?CA

A tenant paid for the month of April. They only gave me a week notice that they will move out at the end of April.

I was told I can charge them for the month of May even if they moved out at the end of April? Is this correct and why?

They owe you a clear months notice at the end of their last rent cycle.

You can charge a full months rent because your LL/T laws in your state allow you to. Most states(if not all) specify a lease to be month-to-month(30-day increments) unless specifically called out in a lease.

For example: you sign a 12-month lease, it is good for 12-months, once the lease ends, unless the lease specifically states that the lease will renew itself, it automatically reverts to a month-to-month lease. Some states specify that you can have a week-to-week lease or a bi-weekly lease, but these generally have to be in writing to be enforceable...

Curious.... why the hell are you in the BUSINESS of being a landlord without at least reading and understanding your state landlord-tenant laws???

I guess I'll have to explain myself? I don't feel I have to but...
Anyways.

When I first bought property, I new the laws inside and out. They haven't changed much. Well, after awhile I let property management manage the property.

Recently, I've had health problems. I had to almost quit my job. I work part time now. As a result, I've had to manage the property myself.

Yes, I did my research and simultaneously post my question on the board.
Result, I got my answer faster by posting vs. researching.

So....I'd rather post or read other members post than searching.
