Non Disclosure of Roof Damage

What is the name of your state? MI

My fiance and I recently purchased a home in Michigan. We had an inspector look at the home prior to us purchasing the home. His report was very generic but did state he noticed the roof need minor repairs need the chimeny. The seller's real estate agent said they would make the repairs so we went ahead with the sale.

We have now closed escrow and upon us taking posession we noticed there was extensive roof damage in an area the inspector did not make note of.

Is the seller responsible in any way for not disclosing this additional roof damage which has caused (prior to us taking posession) water damage to the inside of one of the rooms as well as certain window ledge dry rot damage.

Is there any recourse with the inspector as well?

We have had a contractor estimate the damages at about $3000 but is willing to work with us and reduce this to $1100.00. The seller is aware of this but refuses to acknowledge our phone calls.

Any advice is appreciated.

It would have been to your benefit to have a re-inspection performed, because closing generally constitutes acceptance. The Seller can only disclose what they know of. So they would have been responsible for repairing what your inspector uncovered. Read the fine print in your contract with your hired inspector for possible recourse. And look also for possible negligence.
