not sure what to do in Arizona

This is a short version, please ask if you need more info. On the 5th of January I rented a much TLC needed house for $650.00 with the note that the owner will probably sell at the end of the year, i'd be given 1st offer. Plus we agreed any fixing up would be ok to send her the receipt. This was done by telephone and mail (out of town owner). I sent her a application, and a check for $1300.00. 11 days later, this lady comes thru my door using a key, she was a realitor, who didn't even know I was a renter, after introductons, she says "you know the owner put the house on the marker?" and she put a keyout mechanism on my door. 5 days later I receive a call from the realitor saying the house sold, it closes Feb 23. Not a word from the owner, nor did she ever send me a rental agreement. Can she do this??
I can't afford another $1500.00 for another place plus transfer of utilities?? I did received a certified letter from owner saying a phone conversation we had (haven't talked to her) was an oral notice to vacate premises.. with that I called her, asked what about the money I sent, and the receipts for materials? and she says that's for Feb. rent and any left over will be used as a cleaning deposit, about the receipts she says "I didn't say for you to pay them, so these receipts are obsolete, then mailed me a cleaning instructions list, Can I sue her, or put a lien on the escrow? Is there somekind of agency that I can talk to... HELP The new buyers are planning on moving in Feb. 23...

What agreements did you have in writing signed by both parties?

These are the only relevant documents here.

**A: post exactly what is stated on the note (word for word without interpretation) signed by L regarding giving you first offer in the event the property is for sale.

i Just want to know if I should get myself a lawyer or go homeless for awhile.

You are certainly free to go get an attorney, but the money would be better spent on a new place to live.

**A: geez, if you want free help stop misleading us and tell us only the facts.
Now post the date of reciept and teh contents as stated in the certified letter that you got. (Follow the same rules as above regarding word for word)
