What is the name of your state? wi

I was wondering if anyone could tell me the number of tenants I can put in my 5 bed house. I heard since they would more than likely not be in the same family that I can only have 4 tenants. That has only been word of mouth without an explanation of why frats/sororities do not have the same restrictions. If you know of where it is in state law, like chapter paragraph, that would be great.

You need to do this yourself...call building dept and ask about the zoning and occupancy permitted; then wait a few days and call again and see if you get the same answer.

Fraternities are EXEMPT since they are zoned as fraternities whereas your home is probably in a RESIDENTIAL and zoned accordingly.

i think i read once that in LA, sororities have to be in dorms or on campus as opposed to houses off campus because there is some law that says X number of single girls under one roof is considered a brothel.

Any restrictions like that are likely local. Standard occupancy across state levels is usually 2 per bedroom plus 1 or 2 per bedroom. But some LOCAL governments say only a max of X unrelated people can live in a SFH. Check with your LOCAL officials.

easier way is just flat out ask your city zoning desk under what conditions is a single family home considered a rooming house . If there is a local ord defining rooming houses they will tell you how many bodys that are not related may live in one unit before a rooming house lic is needed. It would be worth it for you to know what zoning would require of you to run a rooming house just so you know what your options are.

You should also be aware of restrictions on the number of legally permitted uncovered / open air parking spaces on your lot... this is a backdoor de facto occupancy limit that they use in some neighborhoods.
