What is the name of your state? California (Los Angeles County)

I'm hoping to be pointed once again in the right direction regarding California L/T law and pets.

My tenent (roomate) is claiming that because there is no written agreement, and because the dog was allowed for the first 6 weeks of her tenancy my written consent is not required even though the necessity for Pet Agreement Addendum is specified in the terms of lease agreement.

There is no agreement because she never returned a fully executed one to me. She was provided with two partially executed copies with directions to return one, the additional security deposit, proof of licensing and copy of the Rabies Certificate.

She has violated repeated the terms of the agreement, signed or not, and was given written notice to remove the dog within 6 days - which she did. She is now claiming a right to have the dog return and remain.

The violations beyond not returning the agreement with the accompanying documentation and SD, included the dog causing damage to the premises (repeated instances of urination on the new carpet), and constant barking outside that is a nuisance to the neighborhood (in violation of LA County Code Sec.10.40.065).

I'm trying to find guidance on point, but not having any luck. Does anyone have any suggestions on the situation directly or where to find the appropriate legalese?

if she hasnt signed it give the the notice that your state requires for a month to month renter who hasnt been there long and tell her to move out , sending the notice certified . your state govt web page landlord and tenant links will give you info as to how much notice . She can take her pet and leave then and stop playing games with you .

There are other issues as far as her tenancy goes. :::sigh::: I am having to deal with each issue seperately.

The good news is that each of them, when looked at cumulatively, will likely provide more than just cause to eventually get her out. Until then, I'm learning a LOT more about the specifics of my new business! Bless the internet and these types of forums. (and Thank you again!)

**A: hire an attorney to serve her notice to terminate the m/m lease and evict her if she does not move out. It's as simple as that.
